GENERAL BOOKING CONDITIONS

1. Purpose
These general terms and conditions govern bookings made at Villa Damseaux, operated by Obelis Real Estate Company SRL, located at:
18–24 Rue Albin Body
4900 Spa – Belgium
Any booking implies full and unconditional acceptance of these terms.
2. Booking
Bookings can be made:
- Via the official Villa Damseaux website
- Via partner platforms (Booking.com, Airbnb, etc.)
- By email or phone
The booking is confirmed after:
· Validation of customer information
· Payment or booking guarantee (depending on pricing policy)
3. Rates
Prices are quoted in euros (€) and include applicable VAT.
They may vary based on:
- Season
- Local events
- Stay duration
- Availability
A tourist tax, if applicable, may be added to the final price.
4. Payment
Payment can be made:
- By credit card
- Via booking platforms
- Via secure payment systems (Stripe, SumUp)
Depending on rate conditions:
- A prepayment may be required
- Full payment may be due before arrival
5. Cancellation
Cancellation conditions depend on the booked rate.
Unless otherwise stated:
- Free cancellation up to 48 hours before arrival
- Late cancellation or no-show: first night will be charge
- Certain promotional offers may be non-refundable.
6. Arrival and Departure
Check-in:
Between 4:30 PM and 8:00 PM
Late arrivals must notify the property in advance.
Check-out:
Before 11:00 AM
Late check-out may incur additional fees.
7. Room Usage
Rooms are reserved exclusively for the number of guests indicated at booking.
The following are prohibited:
- Organizing parties or events
- Hosting undeclared visitors
- Smoking in rooms
8. Liability
Villa Damseaux disclaims liability for:
- Loss or theft of personal belongings
- Accidents in common area
- A safe is available in rooms.
9. Pool and Wellness Areas
Access to the pool and wellness facilities is reserved for registered guests.
Posted rules must be followed.
Children must be accompanied by an adult.
10. Pets
Pets are not allowed unless prior agreement is obtained.
11. Damages
Any damage to rooms or common areas will be charged to the guest.
12. Personal Data
Personal data collected during booking is processed in accordance with the Privacy Policy available on the website.
13. Force Majeure
Villa Damseaux cannot be held responsible for inability to fulfill bookings due to force majeure (natural disasters, administrative decisions, etc.).
14. Disputes
In case of dispute, parties will attempt amicable resolution.
Failing that, disputes will be submitted to competent Belgian courts.

15. Applicable Law
These conditions are subject to Belgian law
